**WE ONLY PROVIDE THIS SERVICE FOR Boilers/ Combi Boilers/ System Boilers** NO COOKERS/HOBS/FIREPLACES** As a landlord, you have a legal responsibility to ensure that all gas appliances, flues and associated pipework provided for your tenants are checked annually by a Gas Safe registered engineer. A Landlord Gas Safety Record (LGSR), commonly known as a CP12 Certificate, confirms that your property's gas installations have been inspected and are safe for use. At Eco Heat & Cool Ltd, we carry out thorough gas safety inspections on Boilers/ Combi Boilers/ System Boilers and flues, ensuring compliance with current UK regulations. Following a successful inspection, we provide your official CP12 certificate electronically in PDF format (by email) for your records and tenant compliance requirements. You will still receive a Gas Safe certificate, even if there are safety concerns and necessary remedial work. Once you take follow-up action to resolve the safety issues, you can supplement your gas safety record with the necessary updates. You must legally remedy any safety concerns raised by a Gas Safe engineer. If we deem an appliance dangerous but can’t repair it on the day, no one should use it until it’s fixed. That is the landlord’s legal responsibility.


Cancellation Policy

Booking Policy To ensure a smooth and efficient service, please read the following before booking: Please provide accurate details about the issue when making your booking. Uploading photos of the boiler, heating system, or problem area can help us prepare for the job. Someone aged 18 or over must be present at the property during the appointment. Please ensure clear and safe access/ parking to the boiler, heating system and your property. Cancellations & Rescheduling We require at least 72 hours’ notice (3 WORKING DAYS) for cancellations or rescheduling. Late cancellations or missed appointments may be subject to a call-out charge. Diagnostic Visits Some visits are diagnostic only. Any repair work or parts required will be quoted separately before work begins. Providing as much information as possible in advance helps us diagnose issues more efficiently and complete the work with minimal disruption.
